中文摘要： 针对廉租房退出机制失灵的困境，提出从隐性收入视角研究廉租房退出机制。首先，设计了评估主体之间具有制约关系的隐性收入评估机制；然后，构建了一种隐性收入评估模型，该评估模型将评估主体提供的定量数据和二维语义数据转化为证据体，从而达到利用D-S证据理论降低信息不确定性的目的；最后根据评估得到的模糊等级结果，对保障对象进行划分，根据划分结果有针对性的设计了退出效率柔性提升机制，并在理论验证和情景推演交互验证下，提出对策和建议。

英文摘要： To overcome the failure of the exit mechanism of low-rent housing, this project research the exit mechanism of low-rent housing from invisible income perspective. Fistly, the evaluation meachanism of invisible income is designed. In this meachanism, there is a restriction relationship between evaluaors. Then, a evaluation model of invisible income is constructed. In this model, to reduce the uncertainty of information, quantitative and two-dimensional semantic data from evaluators is transformed to evidences, and the evidences are integrated by D-S rules. Finally, low-rent housing safeguard objects are divided by fuzzy hierarchy evaluation results. The flexible mechanism of promoting the exit efficiency is designed based on fuzzy hierarchy evaluation results. Counter measures and suggestions based on crossing validation from thoery and practice are put forward.
