中文摘要: 社会经济增长和快速城市化进程促进了城市土地空间利用的立体化,但是,基于平面二维图的土地和房屋的产权登记技术不能明确界定产权的三维空间和范围,因而,不能满足目前我国正在推进的产权统一登记体系建设的需求,因此,迫切需要研究支持此体系建设的产权三维空间管理技术,其中,产权语义空间的三维对象建模和三维可视化技术是其核心研究内容,也是FIG三维地籍及产权信息管理技术领域的研究热点。本课题将在我国房地产产权的登记和管理体系框架内,通过对产权语义空间的三维几何形态归纳以及空间关系的定义,形成基于矢量边界的三维数据模型,描述产权三维空间对象及其空间关系,研究房地产权合一管理需要的三维空间计算方法和可视化关键技术,在理论和技术层面上突破目前三维模型在表达非流形和半开空间结构上局限,构建一套可以满足产权三维空间管理业务需求的三维产权空间建模原理和方法,为城市规划与建设中的房地产权三维空间管理提供坚实的

英文摘要: Fast economic growth and rapid urbanization have driven the three-dimensional utilization of urban land use. The existing registration and management of property (or estate) based on 2D parcels or building plans could not clarify the spatial extent and boundary of a property at the third dimension, which thereby could not meet the technical requirements by the emerging unified-registration system of cadastre and house property. Therefore, a technical system is urgently needed for enabling registration and management of integrating cadastre and house property, where the 3D object modeling for space of property semantics and the 3D visualization are the key issues which are among the challenging research topics acknowledged by the international research community (FIG) of 3D cadastre or 3D property management. This study aims at building a vector-boundary 3D object data model enabling description integrated 3D property object including land and house in the unified framework of property registration, by investigating into 3D geometric objects of the space of property semantics and defining the spatial relationship between the objects. A 3D spatial computational technique is implemented based on the 3D model and 3D visualization is designed for the 3D property objects. On the basis of the study, the principle and approach of 3D property space modeling which overcome the difficulty in representation of non-manifold and half-open space, are probed for fitting to the management of the unified registration of integrating land and house property and provide with an enabling theory and technique for administration of land and house in urban planning and construction.
